Buildings insurance is a requirement for any mortgage agreement, although you do not have to take out a policy with your mortgage provider. However, contents insurance for homeowners is not mandatory. Replacing all your possessions without it would be costly however, so we always recommend purchasing contents insurance for your peace of mind.
You’ll need to insure for what’s called the ‘rebuild cost,’ which is the amount of money you would need to completely rebuild your home from scratch should disaster strike. This isn’t the same as your home’s market value and can often be less. This is because the market value includes factors such as location, local amenities and supply and demand and not just the cost of the structural property.
This is entirely dependent on the value of your possessions. It’s worth going through your home and adding up the cost of your furniture and possessions. Remember to include carpets! If you need any help with how much contents cover to take out, get in touch, we can help.
If you live in a rented property, then it is your landlord’s responsibility to ensure they have the correct buildings insurance. However, contents insurance would be your responsibility as this covers your own possessions. Many insurers offer specific contents insurance for tenants. Contact us if you are unsure what you need.
In most standard home insurance policies, boiler breakdowns are not covered. Boiler cover or emergency repair may be an added extra offered by your insurer, or you can purchase it separately through an energy provider, gas engineer or different insurance company.
